The 12,000 square metre wellness world is published as filled with mountain water from the property's own springs, warmed by ground heat and sun through a heat pump plant rather than by a conventional boiler.

A self-managed listing on the third-party directory biohotels.de records reduced electrosmog as a feature and states that sleeping places are free of electromagnetic fields. No shielding product, cable class, demand switch, method or reading is published, and the property's own site does not repeat the claim.

Materials and Textiles
Every mattress in the house is published as filled with horsehair and sheep's wool, and the filling is attributed to a named product, Das grüne Bett by Willi Dungl.

Bed linen, upholstery fabric and towels are published as pure organic cotton and linen, and the carpets as pure new wool. Neither the supplier nor any textile certification accompanies it.

The structure is published to material and method: timber bricks bedded in lime mortar rather than cement, timber beam ceilings in place of steel decks, and solid wood furniture only.
