Forty five rooms and suites at Mystras in the Peloponnese, Greece, operated by EVOIKOS S.A.

A closer look at Euphoria Retreat

Forty five rooms and suites at Mystras in the Peloponnese, Greece, operated by EVOIKOS S.A. The spa is a four storey building carved into the base of the mountain by DECA architecture, with an inner cylinder rendered white so that daylight reaches 20 metres down and concrete walls that darken as a visitor moves towards the treatment rooms. Its facades are pale red exposed concrete cast against clapboard formwork, published as blending the building into the scale of the forest. The rooms are published with blond wood floors, warm lighting and handmade mattresses, and many have a private balcony, terrace or courtyard. All eight pathways have a row, and the largest gap on the record is water, given what the property is built around.

Forty five rooms and suites at Mystras in the Peloponnese. The spa is the building worth describing: four storeys cut into the base of the mountain by DECA architecture, built around an inner cylinder rendered white so that daylight reaches twenty metres down into it, with concrete walls that darken as a visitor moves towards the treatment rooms. The lighting designers publish the colour temperatures used in the tepidarium, 3000K and 2500K, which almost no property does; the guest rooms are described only as warm.

What this property publishes, area by area

All eight areas, for every record. Each row opens to what was published, where we read it and when.

Publishing something is not the same as it being good. Every line below was read and placed by a person, not scored by a machine. What each rung means

Named means the property published something you can look up: a brand, a product or a number. Stated means it says so with nothing behind it. Not published means we looked and found nothing, which is a gap in our reading and not an answer about the building.

Air Ecology2 source notesPublished or supplied

The air in a closed room is what you breathe for eight hours. What decides it is the filter grade, the fresh air rate, and whether damp has ever been looked for.

The building control installation is published on the KNX Association project database, and the heating, ventilation and air conditioning functions listed as in use include carbon dioxide and humidity measuring, natural ventilation and individual room or zone control. The record was submitted by the system integrator ETHNOKAT S.A., which the project's Archello listing credits as construction. No filter grade, fresh air supply rate or any published reading accompanies the listed measuring function.

Heating, Ventilation & Air conditioning (HVAC): Automatic Occupancy Detection , Individual Room Control / Zone Control , Valve Drive Control / Fan Coil Control , CO2 / Humidity Measuring , Natural Ventilation , Floor Heating Control

The project's Archello listing credits ETHNOKAT S.A. as construction, which is what ties the KNX Association project record to this building rather than to another project by the same integrator. It carries no air specification of its own.

What to ask them
  • What filter grade is fitted to guest room air handling, for example MERV 13 or HEPA H13?
  • What is the fresh air supply rate per person in a guest room?
  • Are carbon dioxide, particulate or volatile organic compound levels measured, and are the readings published?
  • Is there a mould inspection and remediation protocol, and when was it last run?
  • Are there gas cooktops, fireplaces or other combustion sources inside guest rooms?
Water Integrity1 source notePublished or supplied

You drink it, cook with it and stand under it. What is in it depends on the source and on what, if anything, filters it, and both are things a property can name.

The property publishes that its swimming pools, hydromassage and hydrotherapy are operated in accordance with the applicable legal framework and posted pandemic era instructions. The framework is not named, and no sanitation method, disinfectant, filtration specification or water chemistry is published with it.

Published by Euphoria Retreat, read 15 Aug 2026.

Read it: Health & Safety
In their words

The swimming pools, hydromassage and hydrotherapy operate in accordance with the applicable legal framework and based on the instructions for the operation of the swimming pools during the COVID-19 pandemic that were posted.

What to ask them
  • What is the water source, and what treatment is applied before it reaches a guest room?
  • Is there a published contaminant test panel, and which laboratory ran it?
  • Is shower and bath water filtered, and to what specification?
  • How are pools and spas sanitised, and is the chemistry published?
  • How is drinking water delivered, and is it treated on site?
Light Rhythm5 source notesPublished or supplied

Light is what tells a body the time of day. The part a building controls is what its fittings emit and when, which a named product or a colour temperature makes checkable.

The lighting designer publishes the colour temperatures specified for the spa's thermal spaces, 3000K flexible LED luminaires in the tepidarium perimeter cove and a 2500K source in the central pendant. These are specification values for the spa, not measured levels, and the entry was written by the design team for an award submission.

Published by A' Design Award & Competition, read 15 Aug 2026.

Read it: Euphoria Retreat Spa Lighting Design by Anna Sbokou and Katerina Plota
In their words

Tepidarium- 3000K flexible LED luminaires were used in a perimeter cove to provide apparent brightness, while keeping the actual light levels low. For the centre of the space, 2500K source was used in the central pendant, for a soft relaxing glow.

The lighting designer publishes that the buried entry corridor and reception are lit by custom tunable white LED COB daylight tubes linked to two daylight sensors. No colour temperature range, control schedule or flicker performance is published for them.

Published by A' Design Award & Competition, read 15 Aug 2026.

In their words

To mitigate the harsh entry from daylight into the catacombs, the corridor and reception area were lit with custom tunable white LED COB ‘daylight tubes’, linked with 2 daylight sensors for a smooth transition.

The KNX project record lists the lighting control functions installed in the building, including dimming, light scenes, timed control, occupancy detection and constant light control. The record names control functions rather than colour temperature by time of day, and no flicker or blackout specification appears on it.

The architect publishes the daylight strategy for the four storey buried spa, an inner cylinder rendered white so that daylight reaches 20 metres down into the building. The 20 metre figure is a building dimension rather than a light measurement.

What to ask them
  • Is guest room lighting tunable or circadian, and what specification is published?
  • What colour temperatures are used in the evening, and are fixtures flicker free?
  • Do sleeping areas have full blackout, and is it specified?
  • What daylight access does a typical room have?
  • Is exterior lighting shielded or reduced overnight?
EMF Harmony1 source notePublished or supplied

Wiring, routers and devices put electromagnetic fields in a room. What a building decides is where they sit relative to the bed, and whether anyone has measured it.

The KNX Association project record for the property lists the transmission media of the building control installation as twisted pair, a wired bus, and IP, and the same record lists 301 to 500 KNX devices, individual room control and touch panels. This describes the building control network and not the guest data network:. No field measurement, access point or meter placement, shielding or wireless off switch is published.

What to ask them
  • Are guest rooms wired for data, or is access wireless only?
  • Where are wireless access points and smart meters placed relative to the bed?
  • Have field levels been measured in sleeping areas, and by whom?
  • Can a guest have wireless disabled in their room on request?
  • Is any shielded cabling or shielding material specified in the build?

The things you sleep on and touch: the mattress, the sheets, the pillows, and the paints, glues and finishes around them. A named fabric, a fibre content or a certification can be looked up. A structural palette tells you about the building, not about the bed.

The project's published product spec sheet names the marble and natural stone used in the spa, Silver Cloud supplied by Stonetech S.A., with two supplier data sheets attached to the listing. No emission class, sealant or adhesive is named alongside it.

Food and Kitchen3 source notesPublished or supplied

What a kitchen cooks with and where it buys are the parts of a stay you take inside you. A named oil, a named supplier or a published share is checkable; “healthy” is not.

The restaurant publishes that it buys from local farmers, producers and winemakers and describes the produce as local, seasonal and organic. No farmer, producer or winemaker is named on the page, and no certification or share of supply is published.

  • Which cooking oils are used, and is the policy published?
  • What cookware is used in the kitchen?
  • Is kitchen and ice water filtered, and to what specification?
  • Is there a published position on additives, preservatives or allergens?
Biophilic and Healing Design4 source notesPublished or supplied

Daylight, planting, outlook and the way a room meets the outside are what make a place feel the way it does. Named design decisions can be checked; atmosphere cannot.

The architect, DECA architecture, publishes the design method for the four storey spa carved into the base of the mountain, a graded sequence in which the concrete darkens and daylight falls away as the visitor moves from the central well towards the treatment rooms.

Published by DECA architecture, read 15 Aug 2026.

Read it: Euphoria
In their words

Moving from the center of the well towards the interior of the spa, the concrete walls become darker, light travels less, preparing the guests to enter the serenity of the treatment rooms.

The architect publishes how the spa facades meet the forest, pale red exposed concrete cast against clapboard formwork so that the imprint of the boards breaks up the mass. The intent is published as blending the building into the scale of the forest.

Published by DECA architecture, read 15 Aug 2026.

Read it: Euphoria
In their words

These facades, with the imprint of the wooden boards and the breakdown of their monolithic mass by using a clapboard formwork technique, blend into the scale and context of the forest.

The property publishes that an orange grove at the front of the site contains gardens organised around the Five Elements. No planting palette, species list or native planting statement accompanies it.

Published by Euphoria Retreat, read 15 Aug 2026.

Read it: Design
In their words

An expansive orange grove at the front of the main property contains gardens dedicated to the energy of ‘The Five Elements’, which are an integral part of both Traditional Chinese Medicine and ancient Hellenic healing practices.

Outdoor access is published for many rooms rather than for all of them, as a private balcony, terrace or courtyard. No ceiling height or room volume is published, and the published room figures are floor areas.

Published by Euphoria Retreat, read 15 Aug 2026.

Many rooms also offer a private balcony, terrace or courtyard to uplift and inspire.

What to ask them
  • Does every guest room have direct outdoor access or an operable opening?
  • What is the published design intent behind the natural materials used?
  • What are the typical ceiling heights and room volumes?
  • Was the landscape designed with native planting, and is the palette published?
Sound and Sensory Ecology3 source notesPublished or supplied

What you can hear at three in the morning decides whether you slept. Insulation, plant and machinery, and what sits next door are what decide it.

The property publishes a rule prohibiting mobile phone conversations everywhere on the site, given as a measure for keeping the environment quiet. It is a behavioural rule with no acoustic specification or measured level behind it.

Published by Euphoria Retreat, read 15 Aug 2026.

Read it: Complimentary Inclusions
In their words

However, the use of mobile phones for conversations is prohibited in all places, based on the principle and culture of creating a quiet and peaceful environment for our visitors.

The property publishes that recorded marine sound is played underwater in the sphere pool. No level, playback system or means of declining it is published.

Published by Euphoria Retreat, read 15 Aug 2026.

Read it: Sphere Pool
In their words

Soothing marine sounds play softly under the water transporting you to into a more sensory world, a place where feel connected to your primal self, where dreams are born and where the body comes out of the head and into ‘feeling’.

The design team publishes sound, humidity, temperature and smell as parameters handled across the spa sequence. The statement names no acoustic target, separation rating, plant noise figure or fragrance specification.

Published by A' Design Award & Competition, read 15 Aug 2026.

Read it: Euphoria Retreat Spa Lighting Design by Anna Sbokou and Katerina Plota
In their words

This occurs through a choreographed transition of spaces in which light, sound, temperature, humidity, textures and smells create immersive sensory experiences.

What to ask them
  • What is the measured background noise level in a guest room at night?
  • What acoustic separation is specified between adjoining keys?
  • How loud is the guest room air conditioning at its lowest setting?
  • Is fragrance diffused into guest rooms or public areas, and can it be declined?

Not everything is published, and an empty row is a gap in what we could read rather than a fault in the building. If one of these matters to you, ask the property before you book. Send us something that updates this record
