A private house on a white sand cove inside the Sian Ka'an Biosphere Reserve, ten kilometres of dirt road south of Tulum, with the Caribbean in front and the lagoon behind. Four rooms and suites in the house, seven bell tents on the beach, and a living space of more than 360 square metres that opens straight onto the sand. It is let whole for families, weddings and retreats, and by the room for the programmes it hosts. The setting does most of the talking, and this record is about what the property itself says in writing, which is less.

What is published

The rooms are air conditioned and dressed in cotton linen and Oaxacan textiles, with stone floors, stone tubs and rain showers. The bell tents carry sprung queen mattresses and share outdoor bathrooms with hot showers. Toiletries and household products are described as eco-friendly and low impact, with nothing named. The private chef cooks produce that is grown or sourced from local suppliers, and will cook vegetarian and gluten-free on request. The property publishes the sea and the jungle birds as the sound of the place. Every one of those sits at Claimed: real, relevant, and impossible for a reader to check.

What is not

Four rows score nothing because the site is silent on them: where the drinking water comes from and whether it is treated, how the rooms are lit at night, what the wireless environment is beyond complimentary Wi-Fi and a Bluetooth speaker in every room, and anything acoustic. Two things are recorded against the property rather than for it, because a sensitive guest would want to know: the tents are published with an open fire and wood smoke at night, and the rooms carry large televisions. Certified Spaces has assessed this property in person; the date and scope of that visit are still to be recorded here, and it is that assessment, not the brochure, that will settle what the house actually does for a guest.

The marker sheet

Eight building-biology pathways, each graded by the strength of its evidence. How grading works

  1. 0Nothing publishedNot publishedWe looked. They have published nothing about this.
  2. 1Their word for itClaimedThey say so, and name nothing behind it.
  3. 2Named and specificSpecifiedThey name the actual system, product, supplier or standard.
  4. 3Tested or verifiedMeasuredA published test result, a laboratory report, or an independent check: a certification body, or our own assessor on site.

Each of the 8 pathways scores 0 to 3, so 24 is the most any property can reach. Out of 24, because 8 of 8 pathways have been assessed. Unassessed pathways leave the denominator rather than counting as zero.

What the record was built from

Every source behind this record, with the date we read it. You can open each one and check the grade against it yourself, which is the only reason to trust a grade at all.

What is not published

Certified Spaces has assessed this property on site and it holds founding certification as part of the filmed cohort. The date and scope of that site assessment are not on file with this record, so no site-assessment evidence appears here yet, and every row below is what the property publishes. The property's own site is a villa brochure whose dated content stops in 2021, and it says nothing at all about drinking water, electricity, lighting, the wireless environment or acoustics as subjects, so four rows score nothing. Nothing is published with a reading on any pathway. Rooms are air conditioned with no filter grade or ventilation rate. The bell tents are published with an open fire and wood smoke at night, which is recorded as a combustion source and not credited. Wi-Fi and a Bluetooth audio system are published in every room with nothing on placement or a cut-off. No mattress, linen, toiletry or cleaning brand is named, and no timber species or stone. Produce is grown or sourced locally with no grower, share, oil or cookware named. The tent count is 7 on the property's site and 10 on a listing platform, and the Sol Bungalows are published as under construction.

Not published is not unsafehow to read these scores, and what this index does not promise

A low score means a property has not published information. It does not mean the property is unsafe, unhealthy or poorly run.

These scores measure disclosure. These scores describe disclosure, not property quality. This index has no commercial relationship with the properties listed unless a badge on the listing says otherwise.

Conditions change, and we will not always know. Every record is a snapshot of what a property had published when we read it, and that date is on the page. Conditions change: a property can refit, change suppliers or replace a system at any time, and nothing requires it to tell us. We re-read records and ask properties directly for updates, but there will always be a gap between what is true today and what was published when we looked. Use this as a frame of reference for what to ask, not as a substitute for asking. Take your own questions to the property before you book, and tell us if you find something we have wrong.

We report what properties publish. We do not inspect, certify or vouch for any property on this index unless a listing says we assessed it on site, and we accept no responsibility for decisions made or outcomes experienced on the basis of what you read here.

Questions travelers askwater, air, EMF, and whether it is worth it

Questions travelers ask about Casa Maya Kaan

Does Casa Maya Kaan publish water quality testing?

No. Nothing is published, and we looked. That is a statement about the public record, not about safety.

What is the air quality like in the rooms?

We can only report what is published about the rooms themselves. Only their word for it. They say so and name nothing behind it, so it scores 1 of 3.

Is Casa Maya Kaan low-EMF?

No measurement is published. Only 16 of the 112 properties we have researched publish any bedroom EMF information at all, so this is the industry norm, not an outlier.

Is Casa Maya Kaan worth it?

We score evidence, not experience. On evidence, it ranks 97 of 112 researched records. The strongest documented pathways are Air Ecology and Materials and Textiles; nothing is published on Water Integrity or Light Rhythm.
