Casona Sforza
Researched and sourced by hand. Last reviewed 2026-08-19.
A building that cools itself
Casona Sforza is eleven suites in ten brick vaults on the sand at La Barra de Colotepec, designed by Alberto Kalach and built from bricks made by hand nearby. The vault is not a style decision. It is seismically stable, it lets air move through a double-height room, and the pale brick reflects the sun and holds the night's cool in its mass, which is why the rooms stay comfortable with little or no mechanical air conditioning. Every archway carries a custom wooden gate with small blinds, so a guest shades a room, or opens it to the breeze, by moving a shutter rather than a thermostat. A sealed and conditioned envelope is the hospitality default, and it is the reason most hotel rooms have air nobody can describe. This building never had that problem to solve.

Named to the maker
The materials are documented further than most hotels ever manage. Sand-coloured brick hand-made by local artisans. Louvered doors in Macuili and oak. Rugs woven in Teotitlan del Valle, palm-leaf lamps from Veracruz, curtains, chairs and hammocks from the Yucatan. Bath products made in house by the Pueblo del Sol artisan community, and raw linen and cotton in the rooms. The furniture timber follows a stated rule against excessive logging, taken from trees that have finished their natural cycle. Knowing what a guest touches and breathes near for a week is the whole of Materials and Textiles, and this record already carries the makers' names. What is missing is the chemistry: no emissions class, no sealant, no paint.
The gap worth naming
Casona Sforza is the rare property whose water gets described at all. The pool is salt chlorinated and the wastewater runs through activated charcoal instead of a septic tank, because the aquifer sits under the site. Neither has a published test result behind it, and nothing is published about a tap. Nothing is published on wireless topology or field levels in a sleeping area, and nothing on background noise, so two pathways sit empty on a property that would probably read well on both. The land itself is the strongest line here: less than thirty percent of the site was cleared, and the mangroves, oaks and cypress that were there are still there.
What this place offers
Cooled by brick, not by plantPale local brick and vaulted ceilings keep rooms cool with little or no air conditioning.
A shutter on every archCustom wooden gates with blinds shade each suite without closing the view or the breeze.
Charcoal in place of a septic tankWastewater runs through an activated charcoal plant to protect the aquifer under the site.
Brick made by hand, linen left rawArtisan brick and timber inside, raw linen and cotton on the beds, amenities made in house.
Under a third of the site clearedMangroves, oaks and cypress were left standing and the buildings were fitted around them.
Catch handled by ikejimeThe daily fish is dispatched by a named method, and honey, vanilla and coffee come off the hotel's own project.

The scheme is attributed to a named architect and studio, Alberto Kalach of Taller de Arquitectura X, and to a published form decision: ten brick vaults of varying height facing the Pacific, arranged around a circular pool.
The resort consists of arched volumes of varying heights, which are arranged in an asymmetrical manner. The vaulted shape offers several benefits, including being able to withstand earthquakes and allowing positive energy to flow into the suites, the team said.

What is not publishedthe gaps we looked for and did not find
Nothing is published on wireless topology, access point placement or field levels in a sleeping area, so EMF Harmony is empty. Nothing is published on background noise levels, separation between suites or plant noise, so Sound and Sensory Ecology is empty, and the acoustic material that does exist is about the sound of the sea rather than about what a room measures. The pool is described as salt chlorinated and the wastewater plant as activated charcoal, and no test result, litres treated or mineral profile is published for either, nor anything at all about what comes out of a tap. The kitchen names its own farm project for honey, vanilla and coffee and says the rest is local and non-GMO, without naming a grower, a cultivar or a certification. Lighting is described only as daylight through clerestories and louvered gates: no colour temperature, no dimming schedule, no blackout provision.

Not published is not unsafehow to read these scores, and what this index does not promise
A low score means a property has not published information. It does not mean the property is unsafe, unhealthy or poorly run.
These scores measure disclosure. These scores describe disclosure, not property quality. This index has no commercial relationship with the properties listed unless a badge on the listing says otherwise.
Conditions change, and we will not always know. Every record is a snapshot of what a property had published when we read it, and that date is on the page. Conditions change: a property can refit, change suppliers or replace a system at any time, and nothing requires it to tell us. We re-read records and ask properties directly for updates, but there will always be a gap between what is true today and what was published when we looked. Use this as a frame of reference for what to ask, not as a substitute for asking. Take your own questions to the property before you book, and tell us if you find something we have wrong.
We report what properties publish. We do not inspect, certify or vouch for any property on this index unless a listing says we assessed it on site, and we accept no responsibility for decisions made or outcomes experienced on the basis of what you read here.
