Fitwel

A points based certification of health promoting design and operational strategies. The published rating system states that "all strategies are voluntary, with no individual prerequisites", and certification is awarded on a point total: 90 to 104 points for 1 Star, 105 to 124 for 2 Star, 125 to 144 for 3 Star.

Applies to All buildings, through eight scorecards. There is no hospitality scorecard; the Multifamily Residential scorecard, read here, is the closest fit for a property with guest bedrooms and shared amenity space.. The standard. The published criteria.

The full strategy requirements for each v3 scorecard are published free in the Fitwel Help Center; the 88 strategies of the Multifamily Residential scorecard were read there. Fitwel states that the digital scorecard on the Fitwel Platform, which requires an account, is the authoritative version of the documentation requirements. Because Fitwel has no prerequisites, no strategy below is mandatory for a certified building, which is why pathways Fitwel does address are recorded as partial rather than covered.

Each row describes what this standard’s published criteria say. It is not an assessment of the organisation, and it is not a comparison of how well anyone applies it.

Three strategies address air directly: Indoor Air Quality Policy (quoted here), Indoor Air Quality Assessment, which requires testing against the limits in the Fitwel IAQ Assessment Protocol, and Air Quality Assessment Results. Bathroom Ventilation, Kitchen Ventilation and Mold-Resistant Materials sit in the Dwelling Units section. All are optional point earning strategies, so a certified building may hold none of them. No strategy specifies a filter grade.

Establish and implement an indoor air quality policy that is at least as rigorous as the v3 Fitwel Indoor Air Quality (IAQ) Standard.

02Water IntegrityPartialFitwel v3 Multifamily Residential, 10. Food and Water, Water Quality Testing, Option 1

The Water Quality Testing strategy names a contaminant panel with numeric limits and a separate PFAS test, and a Water Management Program strategy addresses Legionella risk. Both are optional point earning strategies. The document contains no criterion on water source or treatment train, no filtration specification at building or room level, and no criterion on pool or spa water chemistry.

Confirm water testing results meet all of the following maximum contaminant level limits: - Arsenic: 0.010 mg/L- Cadmium: .003mg/L- Copper: 1.3mg/L - Total Coliforms: 5.0 percent - Lead: 0.015 mg/L- Legionella: 0.000 cfu/mL- Nitrates: 10 mg/L- Turbidity 1.0 NTU- Vinyl Chloride: 0.002 mg/L.

03Light RhythmPartialFitwel v3 Multifamily Residential, 06. Indoor Environment, Optimal Lighting

The Optimal Lighting strategy addresses dimmable or tunable fixtures, glare and flicker, and states a circadian rationale. Light Pollution Mitigation addresses exterior light discipline against the IES and International Dark Sky Association Model Lighting Ordinance. Daylighting Access in Dwelling Units and Optimal Shading address daylight and glazing. All are optional point earning strategies. No strategy sets colour temperature by time of day, and none requires blackout in sleeping areas.

Ensure that 51% of lighting fixtures within all regularly occupied spaces within the building(s) are dimmable and/or tunable.

The 88 published strategies of the Fitwel v3 Multifamily Residential scorecard contain no strategy addressing radiofrequency exposure, electromagnetic fields, wired versus wireless network topology, shielded cabling, field measurement in sleeping areas, or router, access point or smart meter placement. The only strategy referring to network provision is 09. Programming and Evaluation, Internet Access, which addresses availability of connectivity rather than exposure.

05Materials and TextilesPartialFitwel v3 Multifamily Residential, 11. Operations and Maintenance, Chemical Purchasing Policy

The Chemical Purchasing Policy strategy, quoted here, binds procurement to the published Fitwel Chemical Purchasing Policy and requires materials transparency information to be shared with occupants. Mold-Resistant Materials names specific specifications and test standards for kitchens and bathrooms, and Cleaning Protocol addresses cleaning practice. All are optional point earning strategies. The document contains no criterion on mattress composition or flame retardant treatment, and none on linen fibre content or textile certification.

Establish and implement a chemical purchasing policy that is at a minimum as rigorous as the Fitwel Chemical Purchasing Policy.

Section 10 contains Healthy Food and Beverage Provision Policy, Fresh Produce Provision (quoted here), Produce Vendor, Healthy Grocery Stores and Design for Healthier Choices strategies, and section 03 contains a Fruit or Vegetable Garden strategy covering on site growing. All are optional point earning strategies. The document contains no criterion on sourcing verification or supplier transparency, no criterion on cookware or cooking oil policy, and no criterion on kitchen or ice water.

Provide fresh produce free of charge to all residential occupants.

Views from Dwelling Units (quoted here) and Views of Nature set distance and line of sight tests for outdoor natural elements. Restorative Garden, Support Biodiversity, Outdoor Space and Amenities and Operable Windows in Dwelling Units address nature access. All are optional point earning strategies. The document contains no criterion on spatial volume or ceiling height, no criterion on natural material or pattern contact indoors, and no requirement that design intent be published.

Ensure access to views of one of the following qualifying outdoor natural elements from each dwelling unit within the building(s): vegetation or greenery, such as plants, trees, lawns, or parks; water bodies, including ponds, lakes, rivers, or other natural water bodies; landscape, such as mountains, forests, hills, or other natural landscapes.

08Sound and Sensory EcologyPartialFitwel v3 Multifamily Residential, 06. Indoor Environment, Interior Acoustic Comfort, Option 2

Two acoustic strategies are published. Interior Acoustic Comfort, quoted here, offers either two named control measures or an STC 60 route for interior walls and for dwelling unit and bedroom floors. Exterior Acoustic Comfort offers two named control measures or an STC 60 exterior wall. Both are optional point earning strategies, and neither requires a measured background noise level in a guest bedroom. The document contains no criterion on low frequency or infrasound and no criterion on scent or fragrance load.

Confirm the building(s) meets all of the following Sound Transmission Class (STC) ratings: all interior wall construction materials are at least STC 60; floor construction materials are at least STC 60 in all residential areas of dwelling units; floor construction materials are at least STC 60 in all bedroom areas of dwelling units.
